At Coastal Breeze Home Watch of Southwest FL, we go above and beyond to ensure the safety and well-being of your property. Our meticulous inspections cover both the exterior and interior, diligently identifying any potential issues that could turn into future problems if left unaddressed. With our state-of-the-art HomeWatchIT software package, your personal information and privacy are safeguarded. Rest assured, you’ll receive a detailed status report complete with images, as well as the date and time of our inspection. This documented evidence can be invaluable when filing an insurance claim. Exterior Checks

  • Perform visual inspection of all exterior doors and windows for forced entry.
  • Removal of direct mail, junk mail, newspapers from your mailbox, front door, and driveway.
  • Survey the exterior of the entire property.
  • Visual inspection of outdoor mechanicals including pool equipment.
  • Ground view visual of the roof area and rain gutters and downspouts.
  • Check for signs of rodent or pest infestation (inside and out)
  • Check water traps and irrigation for any leeks or drips.
  • Check all lighting outside and replace bulbs if necessary. (Additional cost for bulbs)
  • Check for signs of drainage issues or water leakage.
  • Check garage door for proper operation.
  • Inspect for signs of mold or mildew.
  • Check pool and spa water levels and cleanliness.
  • Check pool cage for torn/ripped screens and loose support cables.
  • Check landscaping and lawncare for proper maintenance.
  • Confirm water main is shut off after inspection.

Interior Checks

  • Walk the whole interior of the home checking ceilings walls, doors, and windows.
  • Check the settings of the thermostat and humidistat.
  • Run water in sinks, kitchen, bathrooms, showers, bathtubs, and laundry tubs.
  • Run garbage disposal.
  • Flush toilets.
  • Check for evidence of water leaks or damage under sinks and around toilets.
  • Check visual signs of mold or mildew.
  • Check the electrical circuit breaker box.
  • Check the AC unit/ change filter if necessary. (Additional charge for filter)
  • Reset the Security system when services are complete.
  • Check the washer and dryer for signs of leaks, and check water hoses.
  • Check temp in refrigerator/freezer
  • Check that the water valve is turned off after each inspection (per customer request)
  • Check electric water heater breaker is turned off.
  • Check for unusual sounds or odors.
  • Check smoke detectors and replace the battery if necessary. (Additional charge for batteries)
  • Check that icemaker is turned off and empty.
